Rates and Policies for Shangri-La

Please note: Because this is a privately owned home, it is available to families, but we do not rent to large groups or parties. Occupancy is limited to 9 adults and is strictly enforced!

High-Season Rates (March 15 – Oct. 15)
$550/day – Holidays and weekends
$475/day                             Weekdays

Off-Season Rates (Oct. 16 – March 14)

In addition to the rental rate there is a cleaning fee of $125.00 on each rental.
Friday, Saturday, Sunday and Holidays are at weekend rates
(2-night minimum rental; 3-night minimum rental on Holiday weekends)

  • Check in time is 3:00 pm, check out is 11:00 am
  • Children over 12 are considered adults
  • All units are now NO SMOKING!!
  • Absolutely No Pets are allowed!
  • Absolutely no fireworks allowed!


PAYMENT: Reservations are confirmed when ½ of the total rental is received, with the balance due at check-in. For rental payment we accept Visa & MasterCard, Cash, or Checks & Money Orders made payable to Austin Lakeside Properties – mailed to 22658 Felicia Drive, Briarcliff TX 78669. If paying by check, it must be received within 7 days of telephone booking. Please indicate that you wish to pay by check in the notes section on the Online Booking secure form, otherwise your credit card will be charged.

DAMAGE DEPOSITS: A valid Credit Card, from the responsible person for the rental, is required ON all reservations for the security damage deposit. Credit Card number will be verified and damage deposit authorized at time of check-in ($300/Condo or $500/house). If there are no damages or other fees (excessive cleaning fee, lost key fee, lost item return fee) – then nothing will be charged to your Credit Card. However renters are financially responsible for all damages to the house and grounds, and the Credit Card on file can be charged to cover these damages.

CANCELLATION POLICY: If you cancel once you have a confirmed reservation, a $25.00 Cancellation Fee will be charged to your Credit Card. Cancellations must be made by phone “person to person”. No voice messages or e-mails will be accepted for cancellations. If cancelled less than 30 days before the rental – you will be charged ½ of the total rental. If cancelled less than 14 days before the rental, or you “no show” – you will be charged for the full rental price. If we can re-rent the property for your dates – you will only be charged the cancellation fee.

Check out

Check-In time is at 3:00 P.M.; Check-Out time is at 11:00 A.M. Renters are not expected to clean but we do require renters to load and start the dishwasher and to bag and take all trash out to street receptacles. Trash cans at private homes must be taken out to the street for pick up. Place any moved furniture and /or furnishings back to original place. If cleaning beyond the “normal” range is required, cleaning charges of $25/hour will be charged to your Credit Card. If you require an early check-out please notify Donna in advance.
